The Vision

Andrés Villaveces | Métrica Architects

The architecture and design of 8528 was personally led by Andrés Villaveces, co-founder of Métrica Architects, from the earliest concept through construction—an intimate studio model that keeps him deeply involved in every detail, reflected in the home's proportion, materiality and precision. Andrés earned his Master of Architecture from the University of Washington under Pritzker laureate Glenn Murcutt, before training with Suyama Peterson Deguchi in Seattle and Rafael Viñoly Architects in New York and Abu Dhabi, where he spent four years leading delivery of the 400,000-square-foot NYU Abu Dhabi Campus Center. He and Juan León founded Métrica in 2014, relocating to the Seattle/Bellevue area in 2017 to expand the firm's residential practice; his design for the National Museum of Memory earned an AIA Merit Award in 2016. Today a Registered Architect in Washington and Florida and Vice Chair of the City of Bellevue Planning Commission, Andrés brings that rigor and international experience to 8528, a home shaped with the precision and discipline that define Métrica's work.

Rooted in years of landscape architecture experience, ANR Landscape Design treats each project as a considered composition shaped by architecture, nature, form, texture, and light. For 8528, that philosophy shaped a landscape conceived as an extension of the home itself—its elongated lines and graceful curves echoed through a restrained palette of mature evergreen shrubs and softly textured ornamental grasses, blending Zen-inspired simplicity with subtle European influence. Generously scaled plantings lend an immediate sense of maturity, while layered texture and movement bring year-round beauty.
